The Opportunity
Unity makes the software engine that powers most mobile games and an increasing number of virtual reality, automotive simulation, and industrial applications. If you've ever played a game on your phone, there's roughly a 70% chance it was built using Unity's tools. The bull case is straightforward: Unity is the picks-and-shovels play on the explosion of interactive 3D content. Gaming, VR, the metaverse, digital twins for factories and cities - all of these need real-time 3D engines, and Unity has the largest installed base of developers. The company is finally generating real cash ($463M last year), revenue is growing again after a rough patch, and management says they'll be properly profitable by the end of 2026. There are even rumors that Nvidia, Sony, or Microsoft might want to buy the whole company.
The problem is the price. At $29 per share, the market is already pricing in a successful turnaround and then some. Unity has never made money on a bottom-line basis in its entire public history. It carries $2.6B in debt. It consistently pays its executives in stock, diluting existing shareholders by 3-5% every year.
